What’s usually in scope
- Fit-out or build package as quoted (kitchenette, bathroom, living)
- Internal finishes and wet-area work
- Connection planning for power, water, and sewer with licensed trades
What’s usually not
- Council approvals and private certifier fees (we can coordinate; you own the application unless agreed otherwise)
- Driveway or landscaping unless quoted
- Furniture and window coverings
How we stage it
Confirm use (family / rental) → design and approvals path → structure or shell → wet areas → kitchenette → handover. Approvals can be the longest part.
Good to know
Rules differ by council and lot. We won’t promise a granny flat on your block until we’ve checked constraints on site.
