What drives the cost of a renovation

Every site is different. These are the levers that move a kitchen, bathroom, or larger job up or down — so you know what we’ll ask about on the visit.

Size and strip-out

Larger footprints and full strip-outs cost more than a refresh over existing layouts. Hidden damage (water, termite, out-of-level floors) shows up after opening walls — we call you before adding work.

Selections

Cabinetry type, stone vs laminate, tile size and pattern complexity, and fixture brands usually matter more than labour days. We help you choose within a band, then lock it before fabrication.

Services and structure

Moving plumbing stacks, upgrading switchboards, or cutting new openings adds licensed trades and sometimes engineering. We’ll mark those as separate lines on the quote.

Access and living on site

Tight access, upper floors, or working while you live in the house can add protection, staging, and time. We plan for that instead of surprising you mid-job.

Approvals

Granny flats and additions may need council or certifier involvement. Application fees and drawings sit outside the build line unless we agree to bundle them.

How we quote

Site visit → written scope with inclusions and exclusions → price for that scope. Deposits follow the schedule in the paperwork. We don’t publish fake “from $X” banners that don’t match real Sydney jobs.
